As a new or prospective owner or tenant, the Las Brisas community welcomes you and hopes that you will discover a wonderful place to call home. Las Brisas residents have established a friendly and healthy community and they value the great quality of life that living here provides. The residents of Las Brisas hope the following information will help you settle into the community and appreciate the quality of life here.

Information Resources

The Las Brisas Communications Committee maintains a number of information resources for Las Brisas owners and residents.

The most important resource is the Las Brisas web site at http://www.lasbrisashypoluxo.com, which has everything you need to know about Las Brisas and its Homeowner's Association (HOA). There you'll find HOA documents and forms, contact information, the resident directory, announcements, committee information, meeting minutes, and more.

Many announcements are only sent via e-mail, so please be sure to provide a valid e-mail address when completing the New Resident Application provided by GRS. If you need to add or change your e-mail address, you can do that if you have joined GRS Homeowner Portal
Here are instructions for setting up your account.

Finally, if you use Facebook, there's a Las Brisas Facebook group, which can be used by residents and owners to share information or ask questions (unlike the web site and mailing list). The group is restricted to current Las Brisas residents and owners, and only group members can see what's posted there. To join the group, go to https://www.facebook.com/groups/lasbrisashypoluxo and click the Join Group link at the top-right corner of the page; if your request to join isn't processed within a day or so, send a note to lbcc@lasbrisashypoluxo.com.


Pool

The Las Brisas pool area, on the Intracoastal Waterway, is one of the best features of the community. The pool water is warmed during the winter months and chilled during the summer months, so it is always enjoyable. A saltwater chlorine generator keeps the water clean without the need for chlorine or harsh chemicals.

The pool area is gated and locked for safety reasons. The previous owner or your landlord should provide you with a key to the pool area. There are two gates, at the mailboxes and at the beach, and both use the same key.

Please observe the pool rules, close opened umbrellas, and pick up after yourself, and be considerate of others when smoking in the pool area. Note that no glass items or pets are allowed in the pool area.


Mailboxes

Mailboxes are located in the cabana at the pool entrance. The previous owner or your landlord should provide you with a key to your unit’s mail box.

The mailbox area also includes a drop-off slot for outgoing mail. Large mail boxes are provided for the secure delivery of oversized items. The mail carrier will lock oversized items in a large mail box and leave the key in your mailbox.
If you need to visit a post office, the nearest one is located at 201 W Ocean Ave in Lantana (just west of the railroad tracks).

There’s also a book exchange located in the closet at the mailboxes.

Important notices and social event announcements are posted on the bulletin boards in the mailbox area. Be sure to check the bulletin boards regularly.


Social Events

Attending Las Brisas social events is a great way to meet your new neighbors!

On the first Friday of every month (weather permitting), we have an informal TGIF party at the pool, starting at 6:00pm. Bring beverages for yourself and food for sharing (we usually around 30 people, more or less). Glass is not allowed in the pool area, so please bring only food and beverages in non-glass containers.

The Las Brisas Social Committee organizes two big social events every year, Spring Fling and Fall Fest. Both events are catered by local restaurants and include music, so just BYOB. In addition to these regular events, residents sometimes organize their own community-wide events, so there are plenty of opportunities to socialize and have fun!


Pets

Many residents in Las Brisas own dogs and other common household pets, and appreciate living in a community that welcomes pets.
Cleaning up after your dog is a must! Doggie bag dispensers are located near the front gate and pool. Dogs must be leashed and kept under control at all times, and are not allowed in the pool area.


Trash and Recycling Collection

Trash is picked up every Monday and Thursday. Trash in closed trash barrels may be placed outside the evening before pickup; trash bags cannot be left out overnight. Old appliances and other large bulky items are picked up on Thursdays only.
